My estimate is built from a hand-picked Comparative Market Analysis using recent closed sales, active listings, and pending contracts within a 0.5–1 mile radius of your home, with adjustments for square footage, lot size, year built, condition, and upgrades. It is materially more accurate than Zillow Zestimate or Redfin Estimate, which use county-wide algorithms without seeing your specific property.

Is the estimate free?

Yes. Free, no-obligation, and there is no requirement to list with me. I produce the analysis because well-informed homeowners make better decisions, and because some percentage of them eventually do choose to list.

31 markets publish no citywide median because a single month there carries too few closed sales to support one — below twelve sales, one transaction moves the median more than the market does. Why the citywide median is not your home’s value

The median is the middle of everything that sold — every condition, every lot, every pocket. Your home is one specific property on one specific street. Three things move a valuation away from the citywide figure more than anything else: which ZIP and pocket you are in, condition and permitted square footage, and whether the parcel carries a fire-zone, Mello-Roos or HOA cost that a buyer prices in.

That is what a comparative market analysis does that an automated estimate cannot: it picks the closed sales that actually compare to your house, and adjusts for the ways yours differs.
