What information we collect

- Information from third-party services. If you arrive from Zillow, Realtor.com, Homes.com, Facebook, or other referral sources, we may receive your contact details and inquiry context from those platforms.
- Information about your transaction. If you become a client, we collect information necessary for the real estate transaction — property details, financial qualification status, identity verification, signed agreements, transaction documents.
- Automatic analytics. When you visit the site, we automatically collect standard web analytics through Google Analytics 4 and Microsoft Clarity (details below).
- Cookies and similar technologies. Standard cookies used by Google Analytics, Microsoft Clarity, and similar embedded services. You can disable these via your browser settings.
Analytics and tracking — full disclosure
We use two analytics services on this site. Both are described in detail here so you know exactly what is collected.
Google Analytics 4 (GA4) — measurement ID G-8HNSBVM3W4. GA4 collects standard web analytics including page views, session duration, traffic source, approximate location based on IP, device type, browser, and referrer. We have enabled IP anonymization (anonymize_ip=true) and Secure SameSite=None cookie flags. We do not enable Google Signals, advertising features, or cross-device tracking. Microsoft Clarity — project ID wwo20la77c. Clarity collects session recordings (clicks, scrolls, mouse movements) and heatmaps to help us understand how visitors use the site. Clarity automatically masks form inputs and text content by default. We use the data to identify usability issues and improve the site. - Analytics providers. Google Analytics and Microsoft Clarity as described above.
- MLS and listing syndication partners. For listing clients, property details and photography are shared with the MLS (Conejo Simi Moorpark Association of REALTORS®) and through MLS syndication to Zillow, Realtor.com, Homes.com, Redfin, and other portals.
- Legal authorities. When required by subpoena, court order, or applicable law.
We do not sell your personal information. We do not share personal information with third parties for cross-context behavioral advertising.
Your California Privacy Rights (CPRA)
If you are a California resident, the California Consumer Privacy Act of 2018, as amended by the California Privacy Rights Act of 2020 (collectively, CPRA), gives you the following rights:

We retain personal information for as long as necessary to provide the services requested, comply with legal obligations, resolve disputes, and enforce our agreements. Specifically: transaction records are retained for at least 5 years per California Department of Real Estate requirements. Marketing list data is retained until you unsubscribe. Website analytics data is retained per the default retention periods set by Google Analytics (typically 14 months) and Microsoft Clarity (typically 13 months).
Security
We implement reasonable administrative, technical, and physical safeguards to protect personal information against unauthorized access, alteration, disclosure, or destruction. The website is served over HTTPS with current TLS encryption. Transaction documents are stored in secure document-management systems (Dotloop, eXp's transaction management platform). However, no method of transmission over the internet or electronic storage is 100% secure.
Children's privacy
This website is not directed to children under 16, and we do not knowingly collect personal information from children under 16. If you believe a child has provided us with personal information, contact us at brian@cooperfamilyrealestate.com and we will delete it.
Fair Housing commitment
Brian Cooper Real Estate Team complies with all applicable federal, state, and local fair housing laws, including the Federal Fair Housing Act and the California Fair Employment and Housing Act (FEHA).
