Inventory volume in Porter Ranch is increasing as new tracts continue to deliver. Chatsworth inventory is largely resale of older established homes.
Construction Era and Condition

Porter Ranch has many more HOAs. New tracts almost universally come with recorded CC&Rs and dues. Westcliffe, Beacon, Hillcrest, Highlands and similar communities all carry HOA structures with monthly fees in the $150-$400 range. Mello-Roos special assessments apply on many newer tracts.
Chatsworth has fewer HOAs. Indian Springs Estates and Indian Falls Estates do. The bulk of flat-valley Chatsworth does not. No HOA means no monthly dues; it also means no architectural review and no maintained common areas.
Fire Zone and Insurance
Both communities have some CAL FIRE FHSZ exposure on hillside parcels. Porter Ranch's exposure is concentrated on the northern edge near Aliso Canyon. Chatsworth's exposure is on the western and northern hillside tracts (Lake Manor, Stoney Point, Indian Falls). Flat-valley parcels in both communities are largely not in FHSZ.
