Chatsworth and Northridge sit side by side in the Northwest San Fernando Valley and buyers regularly tour both before committing. The differences are real and they're not always what buyers expect. I'm Brian Cooper at eXp Realty, and this is the honest head-to-head: price, lots, schools, commute, fire-zone status, and the segment-specific differences.
Price and Inventory
May 2026 medians are close: Chatsworth ~$1.05M, Northridge ~$1.0M. Per-square-foot is roughly comparable in the entry-mid band. Chatsworth's upper end runs higher because of estate and hillside inventory; Northridge's upper end tops out at lower numbers because the inventory mix is more uniform.
Inventory volume in Northridge is meaningfully higher — Northridge is a larger ZIP set with more total housing units. Buyers will see more options in Northridge in a given week.
Lot Size and Property Character
Chatsworth lots are larger on average. Flat-valley Chatsworth tracts run 7,000-9,500 sq ft typical. Hillside and equestrian Chatsworth parcels run much larger — half-acre to multi-acre. Northridge lots are denser: 6,000-8,000 sq ft is typical, with smaller infill blocks running lower.
If lot matters, Chatsworth wins. If you want a smaller yard for less maintenance, Northridge fits.
Schools
Both fall under LAUSD. Common Chatsworth assignments include Chatsworth Charter HS. Common Northridge assignments include Granada Hills Charter HS at the upper end and Northridge Academy or Cleveland Charter at other addresses. Verify both cities by exact address on the LAUSD Resident School Identifier.
Private school options near both — Sierra Canyon (Chatsworth-adjacent) and several independent schools serving the Northridge area. Drive times to either from either city are reasonable.
Commute, Freeways, Transit
Both cities sit on the 118 corridor. Chatsworth is 1-2 freeway interchanges west of Northridge. Commute time difference to downtown LA is 3-7 minutes — not meaningful. Commute time to West LA via 405 is also similar. Metrolink: Chatsworth has the Chatsworth station on the Ventura County line; Northridge has the Northridge station.
If you commute by Metrolink, the station proximity may matter. By car, the difference is small.
Fire Zone, Insurance, Hazards
This is where the cities diverge sharply. Chatsworth has meaningful CAL FIRE FHSZ exposure on hillside parcels — Lake Manor, Stoney Point area, Indian Falls, parts of Indian Springs. Northridge has essentially no FHSZ designation; it sits on flat valley floor away from wildland interface.
Insurance implications: standard fire carriers writing routinely in Northridge, often requiring FAIR Plan plus wraparound on Chatsworth hillside. Premium differential on equivalent $1.3M homes can be $3,000-$5,000 a year.
Day-to-Day Services and Walkability
Northridge wins on density of services. Northridge Mall, CSUN, the Reseda Boulevard retail corridor, multiple grocery anchors — all within 5-10 minutes of most Northridge homes. Chatsworth's retail is more dispersed; the Porter Ranch town center is the closest dense retail node for many Chatsworth addresses.
If walkability and dense services matter, Northridge. If horse property, larger lot, or hillside views matter, Chatsworth.
Brian's Read
When buyers ask me which one, I ask three questions: lot, fire, services. If they want lot or equestrian, Chatsworth. If they want flat-valley with no FHSZ and dense services, Northridge. If they want freeway access — both work.
The price gap is small enough that the choice rarely comes down to money. It comes down to what kind of property and what kind of daily logistics fit.
