Walnut Acres (north of the Boulevard)
Walnut Acres is a recognized Woodland Hills neighborhood north of Ventura Boulevard, known for large lots (roughly half-acre to ~2 acres), mature trees, and a semi-rural/equestrian character. Local brokerages place it roughly between Burbank Blvd and Oxnard/Sylvan, with Manton/Woodlake and Sale Avenue as the rough east-west edges (boundaries are informal). The neighborhood is served by Woodlake Elementary Community Charter (22776 Ventura Blvd).
Vista de Oro (south of the Boulevard)
Vista de Oro is a south-of-the-Boulevard enclave (ZIP 91364) on the north slope of the Santa Monica Mountains - custom view and luxury homes, with the upper portion marketed as "South of Wells Drive."
South of the Boulevard
More broadly, "South of the Boulevard" (south of Ventura Blvd) is Woodland Hills' premium hillside zone climbing toward Mulholland, with "South of Wells Drive" as the premium sub-tier. Larger lots, views, and higher prices than the flatter areas to the north.
