The single most-confused fact in Westlake Village real estate is the school district - because the community sits on a county line, two different districts serve it. Here's how to tell which one an address is in.
Why there are two districts
Westlake Village straddles the Los Angeles / Ventura county line, and that line determines the school district:
- LA County side (including the incorporated City of Westlake Village) -> Las Virgenes Unified School District (LVUSD): zoned White Oak Elementary -> Lindero Canyon Middle -> Agoura High.
- Ventura County side (within the city of Thousand Oaks) -> Conejo Valley Unified School District (CVUSD): with Colina Middle and Westlake High School among its schools.
How to determine the district for a specific address
- Check the county - because the county line is the dividing line, knowing whether a parcel is in LA County or Ventura County is the fastest tell.
- Use the district boundary lookups - confirm against LVUSD's and CVUSD's enrollment/boundary tools for the exact address.
- Verify the specific schools - on the CVUSD side, confirm the assigned elementary directly with CVUSD (the middle/high are Colina/Westlake; the specific elementary should be confirmed per address).
I run this check for buyers as part of due diligence - getting the district right is essential when schools drive the purchase.
The market
As of May 2026, the Westlake Village median sale price was about $1.85M (Redfin), up sharply year over year - but that figure reflects thin, luxury-skewed volume, so treat it as a point-in-time read. See Westlake Village real estate and the Lake Sherwood luxury guide for more.
