The special-tax disclosure in escrow, the county tax bill's special-assessments section, or the CFD administrator — never the listing's estimate. Amounts vary parcel-by-parcel within the same tract.
Does Mello-Roos ever end?
CFDs have defined terms (commonly 25-40 years from formation) and some have expired in older tracts — verify the remaining term, because 5 years left and 30 years left price very differently.
Is a no-Mello-Roos home automatically the better deal?
Not automatically — newer CFD tracts trade newer systems and amenities for the assessment. Run total monthlies both ways; the calculator above makes the comparison honest.
