Comparison Pillar

Porter Ranch vs. Simi Valley — A Buyer's Comparison

Free Comparative Market Analysis

What is your home worth in 2026?

A real CMA — built from your actual neighborhood comparables — not a Zestimate algorithm. Free. No obligation. Delivered within 24–48 hours.

An honest answer, built on real comps

Most online estimators — Zillow, Redfin, Realtor.com — feed your address into a county-wide algorithm and return a number that can be off by 5–25%. That range is too wide to make a real decision with. What you actually need is a Comparative Market Analysis: a side-by-side review of recent closed sales within a half-mile of your home, adjusted for square footage, lot size, year built, condition, and the upgrades that actually move price.

I’ve built that report for 200+ Ventura County homeowners over the last 20+ years. The report is free because well-informed homeowners make better decisions — and some percentage of them eventually choose to list with me.

What you receive

  • Instant range — visible the moment you submit the form.
  • Full CMA within 24–48 business hours — 5–10 closed-sale comparables, 3–5 active listings, and 2–3 pending contracts, all adjusted line-by-line for your home’s specifics.
  • Pricing strategy notes — list price band, market temperature in your immediate ZIP, expected days on market, list-to-sale ratio history.
  • Pre-listing prep checklist (if you’re considering selling) — what returns more than it costs and what to skip.

Areas I cover

Simi Valley · Thousand Oaks · Newbury Park · Westlake Village · Moorpark · Camarillo · Ventura · Oxnard · Santa Clarita · East San Fernando Valley (Granada Hills, Northridge, Porter Ranch, Chatsworth). Outside this zone? I’ll refer you to a trusted local agent.

Why a CMA beats a Zestimate

A Zillow Zestimate uses an algorithm that hasn’t seen your kitchen renovation, your re-piped plumbing, your view, the railroad easement two doors down, or the fact that the comp Zillow leaned on actually went pending $40K below list. An agent-prepared CMA inspects each comparable, applies adjustments specific to your home, and produces a price band you can actually defend in an offer or use to plan a move. The difference between a Zestimate and a real CMA is, on average, the difference between a $20K and a $60K negotiation outcome.

Frequently asked questions

How accurate is your home value estimate?

My estimate is built from a hand-picked Comparative Market Analysis using recent closed sales, active listings, and pending contracts within a 0.5–1 mile radius of your home, with adjustments for square footage, lot size, year built, condition, and upgrades. It is materially more accurate than Zillow Zestimate or Redfin Estimate, which use county-wide algorithms without seeing your specific property.

Is the estimate free?

Yes. Free, no-obligation, and there is no requirement to list with me. I produce the analysis because well-informed homeowners make better decisions, and because some percentage of them eventually do choose to list.

Which cities do you cover?

Simi Valley, Thousand Oaks, Newbury Park, Westlake Village, Moorpark, Camarillo, Ventura, Oxnard, Santa Clarita, and the East San Fernando Valley (Granada Hills, Northridge, Porter Ranch, Chatsworth). For homes outside this zone I will refer you to a trusted agent.

How long does it take?

You will receive an instant range immediately from the form. A detailed CMA with comparable sales, market trend lines, and pricing strategy notes is delivered within 24–48 business hours by email.

What information do you need?

Property address, beds/baths, approximate square footage, and any major recent upgrades (kitchen, primary bath, roof, HVAC, solar, pool). The more detail you provide, the tighter the range will be.

Prefer to talk it through?

Some homeowners want the analysis emailed. Others want to walk through it on the phone first. Either works.
